Service Masterplanning

Strategic thinking at every scale

At OA we bring strategic clarity to complex sites, shaping masterplans that respond to place, policy and long-term ambition.

Our work spans urban regeneration, residential-led growth, transport-led development and mixed-use communities, from early feasibility studies through to detailed frameworks that support delivery. We understand master planning as both an analytical and creative process - balancing opportunity and constraint to establish clear, robust principles that can guide development over time.

From feasibility to deliverable frameworks

Our masterplanning approach begins with a deep understanding of site context. We undertake comprehensive site appraisals, constraints and opportunities analysis, and capacity testing to inform layouts that are viable, legible and adaptable.

Whether addressing infrastructure, access, landscape, heritage or environmental considerations, we develop coherent spatial strategies that align with planning policy while remaining flexible enough to evolve as projects progress.

Coordinating complexity and consultation

Successful masterplans rely on collaboration. We work closely with planning authorities, stakeholders, local communities and multidisciplinary consultant teams to ensure proposals are informed, coordinated and resilient.

Our experience includes managing public consultation processes, liaising with highways, ecology, archaeology and landscape specialists, and aligning development frameworks with wider regeneration or growth strategies. This collaborative approach helps secure stakeholder buy-in and supports smooth progression through the planning process.

Places designed to endure and evolve

Above all, our masterplanning focuses on creating places with lasting value. We consider how neighbourhoods will function over time - socially, economically and environmentally - ensuring proposals support connectivity, identity and sustainable growth.

Whether shaping new settlements, regenerating former industrial land, or extending existing towns and villages, we design masterplans that are grounded in context, capable of delivery, and resilient to future change.
