A Sneak Peek Inside 36 & 37 Boutport Street
Regeneration taking shape in the heart of Barnstaple
It’s great to see the progress being made at 36 & 37 Boutport Street, with North Devon Council recently sharing a behind-the-scenes video offering a first look inside the development.
The project forms a key part of the wider Barnstaple Town Centre Regeneration programme, helping to revitalise a prominent town-centre site and create a new pedestrian gateway linking Queen Street car park to the High Street and Pannier Market.
The scheme combines the careful refurbishment of the Grade II listed No. 36 with the redevelopment of No. 37, which was severely damaged by fire, into a new mixed-use building providing workspace and residential accommodation. The restoration of No. 36 has involved meticulous repair works - including the reinstatement of historic lath and plaster ceilings, precision repointing of masonry, and the construction of a new roof designed to accommodate bat roosting - ensuring the building’s heritage character is preserved while adapting it for contemporary use.

36 & 37 Boutport Street sits within North Devon Council’s ambitious Market Quarter vision for Barnstaple, which includes the refurbishment of Pannier Market, improvements to Butchers Row and the Guildhall, and significant upgrades to the public realm.
Together, these interventions aim to reconnect key parts of the town centre, create more pedestrian-friendly streets, and support new commercial and residential activity.
As works continue on site, it’s encouraging to see the transformation becoming visible both externally and internally.
