A major Building Safety milestone for a Higher-Risk Building

We’re pleased to share that Gateway 2 approval has been secured for East Ferry Road, amixed-use commercial and residential development on the Isle of Dogs, London. 

Approaching 30m in height, the scheme is classified as a Higher-Risk Building (HRB) and has therefore progressed through the Building Safety Regulator (BSR) approval process - marking an important milestone as the project moves forward to starting on site.

Technical delivery for a mixed-use, accessibility-led scheme

Framed by key London landmarks including Canary Wharf and Millwall Docks, and with views across the Thames towards The O2 Arena, the proposal delivers 26 high-quality apartments (from 1-bed to 3-bed) across seven floors, with commercial and amenity space at ground level. 

OA are appointed to deliver the technical design and support the scheme through to completion, working collaboratively with the wider consultant team, the developer and contractor to develop robust Gateway submission packages for BSR approval. The building is predominantly brick, with profiled metal cladding feature elements to add visual interest and reduce perceived massing, while recessed brick panels create depth across windows and balconies. All apartments are designed to meet M4(2) standards, with three M4(3) wheelchair-accessible homes to support inclusive, adaptable living.
