Mixed-Use London Development East Ferry Road

East Ferry Road is a mixed-use development located on the Isle of Dogs in London. Framed by Canary Warf to the North, Millwall Docks to the West, and the O2 Arena across the Thames to the East, it sits shoulder to shoulder with many prominent London landmarks. The proposals deliver 26 new high-quality apartments ranging from 1-bed to 3-bed across seven floors over commercial and amenity space at ground level.

OA were appointed to deliver the technical design of the project and see the scheme through to completion. Approaching 30m in height, the building is classified as a Higher Risk Building (HRB) and as such is required to go through the Building Safety Regulator approval process. OA worked collaboratively with the other consultants, the developer and the contractor to develop robust Gateway packages for approval via the BSR.

The proposal is predominantly of brick facades with feature elements in profiled metal cladding to add visual interest and reduce the visual massing of the block. Recessed brick panels create depth and visual interest in the façade and maintain continuity across both windows and recessed balconies. All flats are designed to meet the optional M4(2) requirements to improve future adaptability and accessibility, and three M4(3) flats provide fully wheelchair accessible dwellings.
