Beech Court is a Grade II Listed former residence now operating as a nursing home within the Eynsham Conservation Area. The building’s significance derives from its 17th-century core, later 18th- and 19th-century alterations, and a distinctive roofscape of gabled and hipped forms punctuated by prominent brick chimneys. Set behind historic limestone boundary walls and mature planting, the building forms an important part of the town’s layered history and has evolved over time through a series of sensitive additions and adaptations.
OA were appointed to develop proposals for repair and conservation works to safeguard the long-term future of the building while supporting its continued use as a care home. The scheme focuses on essential fabric repairs, including the re-roofing of the building in slate, rebuilding of selected chimney stacks, and the repair of leadwork, rainwater goods and historic timber sash windows. Internally, targeted works improve safety and maintenance access while retaining existing fabric wherever possible.
The proposals also introduce discreet conservation rooflights to rear roof slopes and a new wrought-iron sliding gate at the eastern car park entrance. Together, the works adopt a conservation-led approach that protects the architectural character of the listed building while improving its durability, weatherproofing and long-term performance.
