Science Incubator Science Creates, OMX

The project involved the conversion of an existing industrial unit into a 30,000 sq ft science incubator for ScienceCreates, providing high quality R&D laboratories, office accommodation, and flexible event and breakout spaces. The design creates a supportive and collaborative environment for emerging scientific start-ups, with laboratories and offices arranged around a central considers and a double height foyer, with top floor event space, bar, and informal breakout areas. All laboratories are directly connected to their associated offices, while the building is mechanically ventilated via external plant room. 

Externally, the façade was punctured to introduce large areas of curtain glazing, significantly improving the building’s presence along the main road and increasing daylight internally. The entire front façade was refurbished with new metal cladding to enhance the building envelope and improve thermal performance by reducing U-values. At the front of the building, the existing car park was reconfigured to accommodate new cycle shelters, a landscaped seating area, and dedicated EV charging parking spaces, supporting sustainable transport initiatives.

Working closely with the contractor, planners, building control, and other stakeholders, we developed the design from Stage 4 through to completion, ensuring the original tender vision was retained. Early and ongoing consultation with building control was key to resolving constraints related to fire strategy, accessibility and circulation, while maintaining operational efficiency.

A strong focus on sustainability underpinned the project, with a reuse and retrofit strategy adopted to reduce embodied carbon and extend the life of the existing structure. External recladding, improved glazing, rooflights, and PV panels significantly enhanced energy performance. Landscaping, improved access, reduced car parking, and 60 secure cycle spaces promote sustainable travel. Despite challenges posed by the building’s poor condition, the project delivers a modern, efficient, and future ready workspace that benefits the client through flexibility, long term value, and strong alignment with their brand and operational needs.
